Two industries, one floor: why Premrest looks a bit different from the rest

Most commercial service businesses pick a lane.

Cleaning is one lane. Flooring is another. You'll find plenty of national cleaning companies, and plenty of flooring companies, and the two rarely cross paths.

Premrest sits in an unusual spot. We do both, at national scale, under the same roof, for the same customers. As far as we can tell, there isn't another Australian business operating quite the way we do.

There are smaller local players who cover a bit of cleaning and a bit of flooring, usually in a single city or region. And there are enormous cleaning multinationals and large flooring contractors, but almost none of them do the full picture of a commercial floor the way we do.

Periodic floor cleaning, flooring replacement, flood restorations, slip testing, rectifications, stone repairs and honing: that's one discipline, not two, and we've built Premrest around that idea.

Why it matters if you run a national portfolio

If you're managing a portfolio of sites across the country, the "floor" on your maintenance plan probably shows up in four or five different contracts.

The cleaning crew looks after day-to-day and periodic cleaning. A flooring contractor handles replacements and installs. Another supplier does the slip testing. When a pipe bursts overnight, a restoration company shows up. And if a stone floor starts looking tired, that's yet another specialist.

Five suppliers, five invoices, five different ways of reporting, and when something goes wrong it's never quite clear whose problem it is. That works fine at a single site with a good local team behind it. Across a hundred or two hundred sites nationally, it quietly becomes a drag on the whole operation.

What customers tell us they actually want is pretty simple: one provider who can look after everything to do with the floor, everywhere they operate, to a consistent standard. That's the gap we fill.

National scale isn't just "local, but more of it"

Solving a flooring problem at one site is not particularly hard. A good local tradesperson can do it on a Wednesday afternoon.

Running the same job reliably across hundreds of sites, in every state, on a scheduled cycle, with consistent reporting and consistent quality, is a completely different kind of problem.You need mobilisation systems. You need scheduling that accounts for trading hours, site access, after-hours work, security clearances, and regional travel. You need a reporting layer that a national FM team can actually read. You need the depth of crew to cover sickness, turnover and unexpected spikes in demand. And you need the commercial infrastructure to absorb that at a sensible cost.

Premrest has spent years building that. The programs we run for retail banking, facilities management partners, corporate and professional services, and large hospitality and cinema networks are proof that the systems hold up at scale. The more national programs we pick up, the better the economy of scale gets, which means better service delivery for every customer already on the books.

That compounding is a big part of why we're actively looking for more national-portfolio customers to come on board.

Flat structure, more ownership

Here's the other thing that makes Premrest different from a big general cleaning company. Our management structure is deliberately flat. We don't have five levels of middle management between the person who answers the phone and the person who can actually make a call.

When customers deal with us, they're usually talking to the decision maker and the person accountable in the same conversation. Not a BDM who flicks it to an account manager who flicks it to operations who flicks it to a regional manager who eventually gets back to you on Friday.

It reminds us of the old joke about asking to speak with the manager in a retail shop. The staff member says "sure, let me get them for you", does a little spin on the spot, and turns back to say "how can I help?" That's closer to how Premrest works than most people expect.

Fewer layers means more ownership. More ownership means problems actually get fixed, not escalated into a ticket queue.

Big general cleaning companies are built around their own org chart. They have to be, at the size they operate. The tradeoff is that the customer often ends up further away from the person who can change something. We've made a deliberate call to stay closer to our customers, even as we've grown.

Flooring isn't a commodity, and neither is the relationship

When you run cleaning and flooring under one roof, something useful happens: we end up seeing the floor across its entire life. We clean it, we measure its slip resistance, we patch and rectify it, we restore it after a flood, and eventually we replace it. The same team gets to spot the trends.

A carpet that's wicking because hot water extraction is the wrong method. A stone floor that needs honing rather than replacement. A vinyl section that's been patched three times in two years and really wants to be redone.

That joined-up view is hard to replicate when flooring is a contract and cleaning is another contract and the two suppliers don't talk. For a national FM team, having a single partner who sees all of it and reports on all of it is a quietly valuable thing.
